Document Checklist
A quick guide to help you gather the documents you need.
What You’ll Need for a Loan Application
Personal Identification
- Valid ID
- Provide a copy of your driver’s license, passport, or front and back of your green card (if applicable).
Income Verification
- Pay Stubs and W-2s
- Submit your last 30 days of pay stubs.
- Tax Returns
- Provide the last 2 years of your 1040 federal tax returns.
- If self-employed, provide the last 2 years of federal corporate and/or partnership tax returns.
- Tax returns are not needed, if you are straight salary or hourly.
- Award Letters (If Applicable)
- Provide award letters for retirement, pension income, social security, or disability income
- Retirement Accounts (If Applicable)
- Submit the last 3 months of retirement/pension account statements, 401(k), and 2 years of social security 1099 statements.
Property-Related Documents
- Mortgage Statements (If Applicable)
- Submit statements for all properties with mortgages, along with the homeowner’s insurance declaration page showing the premium for all properties owned.
Legal Documents
- Divorce Documents (If Applicable)
- Include your divorce decree and separation agreement.
- Bankruptcy Documents (If Applicable)
- If your bankruptcy was within the last 7 years, provide the petition and discharge documents.
